TIP 11: KEEP TALKING
Try to stay in contact with your conveyancer in case you require extensions on any dates including payment of deposits, extensions on finance approval or extensions on special conditions etc.
TIP 12: BE OPEN AND HONEST
Make sure you disclose all information for your conveyancer to include in the Section 32 no matter how minor or major you think it is. You don’t want a purchaser pulling out of the contract at the last minute for non-disclosure, which could have been prevented had the information been provided at the start.
TIP 13: TAKE SOME SNAPS
Take photos of the property when you purchase to ensure it is in the same condition when settlement date arrives.
TIP 14: ARE YOU READY TO SIGN?
Once you sign the contracts, any illegal alterations may become your responsibility. Make sure all relevant planning or building permits of any renovations or extensions that have been carried out are included in the Section 32.
TIP 15: ONE FOR VENDORS
Vendors need to be aware of all terms of the contract prior to accepting the offer, especially if you are wanting to purchase a property following your sale. Your purchase may be jeopardised if the dates don’t match up.
